Paragon is open. The 305-unit community on Eau Claire’s south side welcomed its first residents on April 1, 2026, bringing to fruition a project we have been working on since 2024.
Paragon is opening in phases. The first two buildings opened for lease-up in the spring, a third opened in August, and the final two are under construction, with completion expected.

At full build-out, Paragon will be the largest single community in our portfolio: 305 units across five buildings, in the market we have developed in longer than any other.
From Site Selection to Certificate of Occupancy
We underwrote Paragon, entitled it, designed it, built it, and now manage it. Keeping every stage with one team is what a vertically integrated platform makes possible, and it means the people who planned Paragon are the same people welcoming its first residents.
The advantage is not philosophical. When the same firm carries a project from land acquisition through lease-up, the assumptions made at underwriting stay attached to the people responsible for hitting them. There is no handoff where cost basis becomes someone else’s problem, and no gap between what was promised at the pro forma stage and what gets delivered on site.
Paragon is the clearest test of that model we have run. A project of this scale in a market this size does not have much margin for a schedule slip or a scope change absorbed late. Delivering it on our own platform, with our own construction oversight and our own management team taking the keys, is the result we designed for.
Why South Side Eau Claire

Eau Claire is our home market. We have completed numerous projects here since 1997. Nearly three decades of continuous activity in one market produces something that does not show up on a spreadsheet: we know which corridors absorb, which sites carry hidden cost, and which municipal processes move.
Paragon sits in one of the most sought-after locations in Eau Claire, close to retail, employment, and transportation. Those fundamentals are what made a 305-unit community underwritable here rather than a smaller, more conservative program.
A Mixed-Income Structure
Twenty-five percent of Paragon’s units are attainable housing. From conception, Paragon was a public-private initiative with the City of Eau Claire to offer attainable housing, so that component was part of the plan from the beginning, not a concession negotiated late in entitlement.
Mixed-income structures are frequently framed as a tradeoff against returns. In our experience they are better understood as a diversification of demand. A community that serves a wider band of the local income distribution draws from a deeper renter pool, which supports absorption during lease-up and occupancy through softer periods. It also tends to move faster through municipal review, which has real carrying-cost value on a project of this duration.
The attainable housing component at Paragon was underwritten with that logic, and it is a structure we expect to use again where the market and the municipality support it.
What Paragon Signals for the Pipeline

Wildhorse in Fort Collins and Alpenglow in Bozeman continue the same work: building institutional-grade multifamily communities in rapidly growing markets. Wildhorse is a 304-unit garden-style community, and Alpenglow is a 273-unit mixed-use development.
Paragon shows how we execute at that scale, with one team carrying a project from underwriting through management. Wildhorse and Alpenglow will be developed the same way.
We are actively pursuing multifamily development and acquisition opportunities across Wisconsin, Colorado, and Montana. If you are a capital partner evaluating Midwest and Western multifamily, or a broker with product in one of our markets, contact our team.
